Stop the water first
Nothing else matters until the source is fixed. Water travels along framing and pipes and drips out well away from where it got in, so part of the job is tracing it back uphill to the actual leak. If the water is still active, any drywall we put up is just going to get wet again.
What we keep and what comes out
Sound, dry, firm drywall stays. Anything soft, sagging, stained through, or showing mold comes out, usually back to the center of the nearest studs or joists so the new piece has something to land on. Then the cavity gets dried and verified before it is closed up, because sealing a damp wall is how you turn a water problem into a mold problem you cannot see.
A straight word on mold
Drywall that sat wet for more than a day or two can grow mold inside the wall. If it is widespread, that is a remediation job before new drywall goes up, and we will tell you so rather than button it up over the top. Hiding mold behind a fresh wall helps no one.

Frequently asked questions
Can water-damaged drywall be repaired or does it have to be replaced?
It depends on the damage. A faint surface stain on firm, dry board can often be sealed and repainted. Drywall that is soft, sagging, crumbling, or moldy has lost its strength, and that section has to come out and be replaced. If it gives when you press it, it goes.
Will the water stain come back after you repair it?
Not when it is done right. Once the leak is fixed and everything is dry, any remaining stain is sealed with a stain-blocking primer before paint, which locks in the minerals that would otherwise bleed through ordinary paint within a day.
How long does it take to repair water-damaged drywall?
Part of the timeline is drying, which is not something to rush. The board may feel dry in a day, but the framing and any wet insulation can take several days with fans before it is truly dry. We let the cavity read dry before closing it, then the rebuild and finish is the same as any patch.
